4 Steps to Encapsulate a Crawl Space

Step 1: Fix Groundwater Leakage

To protect your space from groundwater leakage, you will need to install a reliable and efficient sump pump system. When picking the ideal sump pump system, make sure to look for the following:

  • Airtight Lid
  • Pump Stand
  • Floor Drain
  • Alarm System

You will also want to consider adding buried downspouts to your gutter discharge lines to divert water away from your home's foundation. This protects the soils surrounding your house by reducing moisture and keeping the ground stronger.

Step 2: Isolate the House from the Earth

Isolating your home from the Earth allows for the most effective moisture and humidity control. You will want to install a durable vapor barrier (extra points if it's antimicrobial treated!) to stop water from flowing up or through the walls of your crawl space. You will also want to make sure to include a drainage system underneath the barrier to prevent water from collecting underneath.

Step 3: Seal out the Outside Air

There is no need for any airflow in your crawl space! Seal off your vents and install an airtight, watertight, and durable crawl space door that will never deteriorate or let unwanted moisture or critters inside.

Step 4: Keep the Air Dry

So now your crawl space is sealed off - yay! But, inevitably, air will still infiltrate the area. Install a dehumidifier and air purification system to eliminate musty odors, prevent mold growth, and ensure dry air throughout the crawl space.
