Encapsulation vs Vapor Barrier
Challenge
Often times we get asked what's the difference between Encapsulation and Vapor Barrier, and why is our white liner better than that black plastic laid down when your house is built? It's simple, vapor barriers are not sealed systems and often times are a fragile, easily torn, black plastic that has little to no resistance.
This homeowner called us because his crawlspace was "a mess". His vapor barrier was not sealed which allowed water and water vapor to easily pass through to the rest of the crawlspace which damages insulation, leaves water droplets on piping, and allows mold/mildew to grow as the humidity levels rise. You can see in the first image there was standing water on the black plastic vapor barrier, dirt and dust, and the plastic is not secured.
Solution
Our solution was to give him a crawlspace overhaul!!! We replaced his plastic with our 20 mil-thick-liner which does not puncture or rip easily when walked or crawled across and made sure it was taped down and the sealed the crawlspace, separating the home from the earth.
